1. Definitions and Interpretations
For the purposes of these General Terms and Conditions of Sale ("T&Cs"), the following terms are defined as follows:
- T&Cs: The present General Terms and Conditions of Sale applicable to the Client and Villa Sopi.
- Client: A natural or legal person making a reservation for themselves or on behalf of another person and/or staying at Villa Sopi for professional or personal purposes.
- Booking Confirmation: A document summarizing the details of the reservation made by the Client, sent by the website or Villa Sopi to the Client.
- Establishment: Refers to Villa Sopi.
- Additional Services: All services not included in the stay.
- Stay: All products and services provided by Villa Sopi to the benefit of the Client.
- Personal Data (PD): Data related to the Client’s identity or privacy.
2. General Provisions
2.1 Scope of Application
These T&Cs apply without restriction or reservation to all bookings, purchases, and agreements related to accommodation services concluded between the Client and Villa Sopi.
2.2 Description of Services
The main characteristics of the services offered by the Establishment are described on the Villa Sopi website. The Client is required to read these details before making a reservation. The selection and purchase of a service are the sole responsibility of the Client.
2.3 Formation of Contract
A booking becomes firm and definitive once accepted by the Establishment. At that time, a contract is formed between the Client and Villa Sopi. Making a booking constitutes full and unconditional acceptance of these T&Cs by the Client.
2.4 Amendments to the T&Cs
These T&Cs may be amended at any time and without prior notice by the Establishment. Consequently, the Client is invited to consult the version in effect before making any booking on the Villa Sopi website.
3. General Conditions and Use of Our Website
3.1 Acceptance of Conditions
Use of the Villa Sopi website is subject to these general conditions of use. By accessing or using the website, the Client acknowledges having read, understood, and accepted these conditions, which legally bind them to the Establishment.
3.2 Age Requirements
Use of the website is strictly reserved for persons aged 18 or older and who are legally able to enter into a contract.
3.3 Discounts and Special Offers
All discounts and special offers displayed on the website are limited in quantity, subject to availability, and may include specific conditions, such as a minimum number of nights. Villa Sopi strives to ensure the accuracy of the information published on its website but disclaims any liability for errors or omissions. The Establishment reserves the right to modify descriptions, rates, and terms of accommodation or services at any time without notice.
3.4 Reservation Access
Access to reservations made online via this website is exclusively limited to private individuals or companies and excludes group bookings for the same stay period.
For group bookings exceeding five (5) rooms, the Client must contact Villa Sopi directly in writing (email). Such requests will be subject to a personalized quote and a specific contract, including applicable rates and cancellation policies.
4. Online Reservations and Third-Party Websites
Reservations may be made through third-party platforms, such as online travel agencies, tour operators, or affiliate websites. These platforms may apply distinct cancellation policies and terms.
Different general conditions and cancellation policies may apply depending on the accommodation selected and the rate booked via these third-party sources. Clients are advised to carefully review their booking confirmation, which will detail the specific conditions applicable.
Before confirming an online reservation, the Client is responsible for carefully reading the information on rates, general conditions, and cancellation policies of the chosen accommodation. This information is available on the platform used for booking.
5. Rates
5.1 Display of Rates
The applicable rates are displayed before and during the booking process. They are per room, for the number of guests and the period selected.
5.2 Currency and Conversion Conditions
Rates are set in euros (€) and pertain only to services explicitly mentioned in the booking.
Currency conversions, when displayed, are provided for informational purposes only and are not contractually binding. Payments made in a currency other than euros may result in differences due to exchange rate fluctuations between the booking date and payment date. The Client’s bank may also charge additional fees.
5.3 Local Taxes
Local taxes are not included in the displayed rates and must be paid directly by the Client upon arrival. The Client agrees to settle these taxes without dispute.
5.4 Rate Modifications
The rates displayed on the Villa Sopi website are subject to change at any time without notice. However, only the rate confirmed in the booking validation and confirmation email is contractually binding, excluding local taxes.
5.5 VAT and Legal Adjustments
Rates include VAT at the applicable rate on the booking date. Any change to the VAT rate will be reflected automatically in the prices at the time of billing. Similarly, any introduction of new legal or regulatory taxes imposed by authorities will be incorporated into the rates.
6. Payment Terms and Credit Card Payment Process
6.1 Payment Upon Arrival
Except for Clients who have booked a "Non-Refundable" rate, the total balance for the stay must be paid upon arrival at Villa Sopi using a credit or debit card, validated through secure technologies such as chip and PIN.
6.2 Security Deposit
Upon arrival, the Client will also be required to provide a security deposit via pre-authorization on their credit or debit card.
6.3 Non-Refundable Rates
Clients opting for "Non-Refundable" rates benefit from the best available prices at the time of booking. However:
- Full payment is required at the time of booking.
- This payment is strictly non-refundable under any circumstances.
For security purposes, Clients who have booked a "Non-Refundable" rate or prepaid their stay in full through a third-party platform will be required to:
- Validate a pre-authorization on their credit or debit card upon arrival.
- Present a valid photo ID.
6.4 Accepted Payment Methods
Villa Sopi accepts major credit and debit cards. Checks and cash payments are not accepted.
6.5 Pre-Authorization and Invalid Cards
Villa Sopi reserves the right to perform a pre-authorization on credit cards used as guarantees. This pre-authorization may correspond to the amount of the first night’s stay and will be processed before the Client’s arrival. In case of refusal or invalidity of the credit card, Villa Sopi reserves the right to cancel the reservation.
6.6 Exchange Rates and Additional Fees
Transactions made by credit or debit card will be charged in the local currency of the Establishment. Villa Sopi disclaims responsibility for additional fees or conversion charges applied by the Client’s bank.
7. Cancellations and No-Shows
In accordance with Article L.221-28 of the French Consumer Code, the Client does not have the right to withdraw provided for in Article L.221-18 of the Consumer Code. The terms of sale for the reserved rate specify the conditions of cancellation and/or modification of the booking.
7.1 Procedure
Requests must be made as follows:
- By notifying the hotel concerned as soon as possible, via email at resa@villasopi.com.
- By clicking the link provided in the booking confirmation email.
The Client will receive an email confirmation of the cancellation. A reservation modification becomes firm and definitive only after the Client receives confirmation.
7.2 Cancellation or Postponement
For bookings made through a third-party partner, cancellation or postponement requests must be submitted by 12:00 PM (local time) at least tree (3) days before the scheduled arrival date.
For bookings made directly through the Villa Sopi website, such requests must be submitted by 12:00 PM (local time) at least two (2) days before the scheduled arrival date.
The date of receipt of the written cancellation request (via email or mail) will be considered the effective date of cancellation. It is important to retain the cancellation number provided.
Non-Refundable Bookings: Reservations with prepayment cannot be modified or canceled. Payments made in advance (such as deposits) will not be refunded.
7.3 No-Show Policy
If the Client does not arrive or attempts to cancel within 48 hours of the scheduled arrival, they will be categorized as a "No-Show," and the full amount will be non-refundable. The Client agrees that the cancellation fees represent a fair and reasonable estimate of Villa Sopi’s losses due to the cancellation.
In the event of an interrupted stay caused by the Client, the total agreed price will be charged. For prepaid bookings, no refund will be granted.
8. Changes to accomodation by Villa Sopi
Villa Sopi will endeavor to honor all reservations made under these terms. However, in exceptional circumstances, Villa Sopi reserves the right to relocate a booking to another accommodation of similar size and standard within the same locality.
The Client acknowledges that by accepting these terms, they agree to the possibility of relocation under the aforementioned conditions. Villa Sopi disclaims all liability for any direct or indirect loss or damage suffered by or caused to the Client as a result of such relocation.
9. Modifications to Bookings at the Client’s Request
If the Client wishes to modify their booking (e.g., change the dates of stay or the requested accommodation), Villa Sopi will make every effort to accommodate the request. However, no guarantee is given, and Villa Sopi disclaims liability for any losses, damages, or additional expenses resulting from such modifications.
9.1 Non-Refundable Rates and Flexible Bookings
- Non-Refundable Rates: Modifications are not permitted for non-refundable bookings.
- Flexible Bookings: Modifications may be possible (subject to availability) for flexible bookings, provided the request is made no later than 48 hours before the scheduled arrival date. Additional charges may apply if the rate for the new dates differs from the original booking.
9.2 Submission of Requests
All modification requests must be submitted in writing to Villa Sopi. No adjustments or changes will be processed without written confirmation.
10. Identification, Security Deposits, and Cleaning – Pre-Authorization Policy
10.1 Identification Upon Arrival
A valid photo ID will be required upon arrival.
10.2 Occupancy Rules
- Apartments and studios can only accommodate the maximum number of guests specified in their description, in compliance with regulations for Public Access Buildings (ERP).
- No additional visitors are allowed. The names of all occupants must be provided upon check-in and confirmed each evening.
- No additional guests or visitors will be permitted after the initial check-in.
10.3 Security Deposit (Caution)
- A security deposit of €200 is required upon arrival for each studio or apartment rental.
- The deposit may be provided via pre-authorization on a credit or debit card.
10.4 Use of the Deposit
The deposit covers the following:
- Damage to the Establishment’s property.
- Additional cleaning fees if the apartment is left in an unacceptable state.
- Excessive electricity usage.
- Rule violations (e.g., smoking in apartments or disturbing other guests).
- The presence of unauthorized visitors using the apartment and its facilities.
In the event of disturbances or damages, the associated costs will be deducted from the deposit. Any remaining balance will be refunded to the Client. If the costs exceed the deposit amount, the Client agrees to reimburse Villa Sopi for:
- Additional damages or expenses.
- Legal or recovery fees.
10.5 Pre-Authorization Policy
- The pre-authorization of a security deposit does not involve an immediate transfer of funds but temporarily reduces the card’s available balance and spending limit.
- The pre-authorization will be released within 3 to 10 business days after departure, depending on the Client’s bank. Certain banks may extend this period, which is beyond Villa Sopi’s control.
10.6 Authorization to Charge the Card
The Client expressly authorizes Villa Sopi to charge their credit/debit card for:
- Any reasonable expenses not covered by the security deposit.
- Additional costs related to damages or disturbances exceeding the initial deposit.
11. Arrival and Departure Requirements – Key Return
11.1 Standard Check-in and Check-out Times
Apartments are available from 3:00 PM on the day of arrival unless otherwise agreed in advance.
All apartments must be vacated, and keys returned by 11:00 AM on the day of departure.
11.2 Early Check-in
To guarantee an early check-in (before 10:00 AM), the apartment must be pre-booked from the previous night.
In the event of a no-show under these circumstances, the Client will be charged for two nights.
11.3 Late Check-out
Late check-outs may be permitted subject to prior agreement. Additional fees apply as follows:
- Departures after 11:00 AM incur additional charges.
- Departures after 3:00 PM will be charged as an additional night’s stay.
11.4 Lost Keys or Failure to Check Out
In case of lost keys or access cards, or failure to check out before 3:00 PM without prior authorization, the following applies:
- The Client will be charged the full cost of an emergency locksmith.
- Villa Sopi reserves the right to remove the Client’s personal belongings from the apartment.
- Villa Sopi disclaims any liability for loss or damage to personal belongings removed under these circumstances.
11.5 Client Responsibility
The Client is responsible for adhering to the check-in and check-out procedures imposed by Villa Sopi to ensure smooth operations and avoid additional charges or inconvenience.
12. Facilities/Services Included in the Price
12.1 Furnishings and Equipment
All apartments provided by Villa Sopi are fully furnished and include:
- A fully equipped kitchen with appliances, utensils, cutlery, and dishes.
- Bedding and towels.
- Access to cable TV and the internet.
12.2 Basic Items
Only basic items (e.g., toilet paper, soap) are supplied in the apartment.
The Client is responsible for bringing any additional items required for their stay.
12.3 Restrictions on Items and Equipment
No items or equipment provided in the apartment may be removed. Breach of this rule may result in additional charges.
12.4 Meals and Beverages
Meals and beverages are not included in the services provided by Villa Sopi.
12.5 Cleaning Service
The price includes a cleaning service for the apartment, but this does not constitute a daily hotel-style housekeeping service.
Under Villa Sopi’s apartment model:
- Stays of less than seven (7) nights do not include mid-stay cleaning.
- Stays of seven (7) nights or more include a full cleaning service every seven days.
13. Liability for Damages or Losses
13.1 Client Responsibility for Services and Personal Belongings
The Client is solely responsible for their choice of services and ensuring they meet their needs. Villa Sopi assumes no liability in this regard.
The Client is also responsible for the accuracy of the information provided when making a reservation. Villa Sopi cannot be held liable for erroneous or fraudulent information submitted by the Client.
13.2 Responsibility for Villa Sopi Property
The Client must take reasonable care of the apartment and its contents during their stay.
The apartment and all equipment, furniture, and utensils must be left clean and tidy at the end of the stay. Failure to do so may result in additional charges.
The Client must lock the apartment and secure all doors and windows when leaving.
13.3 Damages and Losses
The Client is responsible for any damage caused to the apartment or its contents during their stay, except for normal wear and tear. This includes damage caused by negligence, deliberate acts, or irresponsible behavior by the Client, their guests, or their invitees.
Any damage must be reported immediately to the management.
13.4 Conduct Within the Establishment
The Client agrees to:
- Not invite individuals whose behavior may disrupt the Establishment or its occupants.
- Comply with all internal regulations, including the non-smoking policy.
- Avoid behavior contrary to good morals or public order.
- Ensure minors are accompanied by an adult, with parental authorization if the accompanying adult is not a parent. Villa Sopi reserves the right to request any necessary documentation.
13.5 Use of IT Resources
The Client must use the Establishment’s IT resources (including Wifi) legally and in compliance with applicable security policies. Any unlawful use or infringement of intellectual property rights is strictly prohibited.
13.6 Payment of fees for breaches
Any irregular, inoperative, incomplete, or fraudulent reservation or payment will result in the cancellation of the booking, at the Client’s expense.
In case of damage, the costs will be deducted from the security deposit. If the costs exceed the amount of the deposit, the Client must pay the remaining balance, including any recovery or legal fees.
13.7 Liability of Villa Sopi
Villa Sopi disclaims any responsibility for the loss or damage of the Client’s personal belongings, except in cases of proven fault by the Establishment.
If personal belongings need to be removed from the apartment due to non-compliance with rules or failure to vacate the premises, Villa Sopi disclaims any responsibility for any resulting loss or damage to these items.
14. use of apartments and quiet enjoyment
14.1 Legal compliance
The Client agrees not to undertake any actions or activities within the accommodation that would violate the law.
The Client must comply with all reasonable rules, procedures, and requirements in force within the Establishment, including those relating to health, safety, and registration.
14.2 Conduct Within the Establishment
The Client must not cause any disturbances to other guests or staff members.
Villa Sopi expressly prohibits access to its apartments by individuals other than those listed on the official reservation.
The Client must adhere to the maximum occupancy indicated on their booking confirmation.
14.3 Use of apartments
The apartments are intended exclusively for personal, appropriate, and lawful use.
No rights of occupation or ownership arise from the use of the residences.
The Client is not permitted to sublet or re-rent the apartment to any third party.
14.4 Right of refusal
Villa Sopi reserves the right to deny entry to the Establishment or accommodation to a Client if:
- Upon arrival, the management reasonably believes that the individual is under the influence of alcohol or drugs.
- The individual is dressed inappropriately or exhibits threatening, abusive, or otherwise unacceptable behavior.
14.5 Anti-party policy and noise limitations
Villa Sopi enforces a strict anti-party policy. Parties or loud gatherings within the apartments are strictly prohibited.
The maximum number of occupants per apartment, as indicated on the booking confirmation, must not be exceeded.
Noise levels must remain reasonable to avoid disturbing other visitors.
Additional fees may be charged if a party or noisy event takes place within an apartment.
14.6 Compliants and unacceptable behavior
In the event of serious complaints against the Client, or if the Client acts in a manner detrimental to the peaceful enjoyment of the premises by other guests, or violates these Terms and Conditions, Villa Sopi reserves the right to:
- Terminate the Client’s stay without prior notice.
- Refuse any refund of amounts already paid.
15. Non-Smoking Policy, No Candles, and Fireplace Use Prohibition
15.1 Non-Smoking Policy
All apartments at Villa Sopi are strictly non-smoking.
In case of non-compliance with this rule, a fee of €250 per stay will be charged to cover the necessary cleaning and deodorization costs.
15.2 Prohibition of Open Flames
The use of candles, open flames, or any other device that may generate a fire is strictly prohibited in the apartments.
Fireplaces present in certain apartments must not be used to light a fire.
15.3 Security and Detection Systems
Any attempt to disable, tamper with, or hinder the operation of smoke detection systems or fire safety devices is strictly prohibited and constitutes an offense punishable by legal action.
16. Accès to apartments by management
he management team, as well as any authorized staff members, reserves the right to access the apartment at any time in the following cases:
- Inspection of the Apartment: To verify its condition or ensure compliance with applicable regulations.
- Repairs or maintenance: To perform necessary repairs or carry out essential maintenance operations to ensure the proper functioning of the facilities.
Whenever possible, the Client will be informed in advance of any scheduled intervention, except in cases of emergency requiring immediate action.
17. complaints
17.1 Quality Guarantee
Villa Sopi is committed to making every effort to ensure that the accommodation chosen by the Client is properly furnished and meets satisfactory quality standards.
17.2 Notification in Case of Dissatisfaction
- If the Client encounters a problem or is dissatisfied with their accommodation, they must inform Villa Sopi immediately, and no later than 12 hours after their arrival.
- Any complaints reported after this time frame may not be considered.
17.3 Problem Resolution
If Villa Sopi is unable to resolve the reported issue, the management reserves the right, at its sole discretion, to:
- Provide a replacement apartment (subject to availability).
- Offer a partial refund of the price paid for the stay.
17.4 Limitation of Liability
Villa Sopi's liability in the event of a complaint is strictly limited to the amount paid by the Client for the relevant rental period.
18. children policy
Children under the age of 2 years are accommodated free of charge in the apartments (loan of cot).
Minors may only stay when accompanied by an adult. Parental authorization may be required if the accompanying adult is not one of the parents. Villa Sopi reserves the right to request any necessary documentation.
19. pets
Small pets are allowed in the apartments for an additional fee of €15 per night.
Guide dogs are permitted within the Establishment at no additional cost.
The Client is responsible for the behavior of their pet and must ensure that it does not cause any nuisance to other guests or damage to the apartment.
20. DISPUTES AND recourse
These General Terms and Conditions are governed by French law, without prejudice to any mandatory protective provisions that may apply under the consumer’s country of residence.
Villa Sopi informs the Client of the possibility, in the event of a dispute related to these General Terms and Conditions, to use a conventional mediation procedure or any other alternative dispute resolution method under the conditions provided in Title I of Book VI of the French Consumer Code.
After contacting the customer service or the Establishment to attempt to resolve the dispute amicably, and in the event of a negative response or no response within sixty (60) days from the initial contact, the Client may refer the matter, free of charge, to the consumer mediator associated with the professional, namely the European Ombudsman association (AME CONSO):

- The referral to the mediator must be made within twelve (12) months after the first complaint.

Villa Sopi also informs the Client of the existence of a European Online Dispute Resolution platform (“ODR”) that they can use. The Client can access it via the following link: https://ec.europa.eu/consumers/odr.
21. TELEPHONE MARKETING OPT-OUT
In accordance with Article L.223-1 of the French Consumer Code, consumers who do not wish to receive commercial telephone solicitations can register for free on a telephone marketing opt-out list. This list is accessible via the following website: www.bloctel.gouv.fr.
